Landlord Disputes in El Paso

Monday, April 19, 2010

If you happen to be renting out your apartment or a house, and you are having issues with your landlord, you are not alone in this. There are a lot of people out there, who have landlord disputes. Here are some tips and solutions, as to how you can handle it and how to come away from it with your sanity intact, while not denting your wallet. Landlord disputes happen occasionally in El Paso, prepare yourself on how to handle them.

There are a lot of people now, who prefer to rent a place to live, rather than have to buy it. The main thing that you have to remember is what falls under your responsibility, and what is your landlord’s responsibility in this. Most of the landlord disputes occur when either party can decide on who is to take the blame. If your building has problems such as cracked foundations, plumbing issues, it’s your landlord’s responsibility to take care of it.

If there are landlord disputes, you should make it clear to the landlord that there are problems that need taking care of and if he doesn’t do anything, you can take action against him. You can put the money that you would pay for rent into an escrow account, and you don’t have to pay rent till all the issues have been resolved. Most states have a Landlord/Tenant Guide, which you can find on the state website. You can take a look at it and it will give you more information on how you can lodge a formal complaint, if you want to. It also gives you information on how you can legally hold onto your money, till the landlord sorts out the issues.

There is also the option of taking action under OSHA for landlord disputes. OSHA is the Occupational Safety and Health Administration. They can actually help you fight your battle if you are having health and safety issues with the place that you are renting. They will confront the landlord and sort it out on your behalf.

Most people, who rent out places and also the renters, are not aware they have rights and this is what causes more landlord disputes. It is required by law that all landlords must stick to certain standards, and cannot provide you with substandard or faulty accommodations. If they fail to do so, you can lodge a formal complaint against them with the city as well. You can check the local government’s website to see how you can go about reporting your errant landlord.

Hosting a wine tasting party

Saturday, March 06, 2010

For centuries, wine has been one of the most popular drinks in the world and although many people still consider it to be a snooty, elitist beverage, the truth is that most adults enjoy a glass of wine now and then and if you are a big time wine connoisseur, you might be interested in hosting a wine tasting party in your apartment. It can be a formal or casual event, depending on the theme you want to go with. Here are a few tips you can use to make your first wine tasting party one to remember.

With every great wine goes a great meal. You don’t have to whip up a feast worthy of a five star restaurant, but you do want to provide something that goes with the wine you taste. If you sample a red, you probably want to go with beef or game, while a white would command chicken, fish or something similar. Cheese is often used at wine tastings because it helps to cleanse the palette, but cheese doesn’t automatically go with every type of wine, so do your research first to be sure you have your combinations down pat.

You will also want to provide some background and information on the wine that you taste. Thanks to the magic of the Internet, most wineries now have their own websites that allow users to print out excellently written descriptions of the wines you are enjoying. You can read the descriptions allowed and then pass on a glass to everyone at the gathering.

Most importantly, you want to monitor how much everyone has had and make sure that those that have had too much get home in a taxi and not behind the wheel of their own car. Since you hosted the event, you would likely be held responsible for any accident that might happen.

How Much is Renters Insurance and What Sort of Selection is There?

Tuesday, November 06, 2007

Much like any other kind of insurance, the sheer amount of selection that is available on the open market is mindboggling. Most major insurance companies like State Farm offer renters insurance. Some companies will even give you discounted rates if you process more than one kind of insurance through the same company. Or you might find that a company that specializes in only renters insurance gives the best rates and the most comprehensive policies. As for the cost usually associated with renters insurance, you can find bare bones policies around 40 or 50 dollars per month. These usually cover all of your belongings up to a limit and usually only cover things like fire and flood, but not theft. As you increase your coverage, obviously, the price will increase as well. Some companies have special policies that cover things like fine art or antiques, but you’ll need an appraisal and official documents to ensure that you are able to collect on your policy if you need to. To put it simply, renters insurance is only as expensive as you want it to be. Just about everyone can afford a basic policy, and for some people, that’s enough. The more bells and whistles you add, the more you can expect to pay.
